What you get when you place with us

For social workers, care coordinators, hospital discharge teams, housing options officers, commissioners and Housing Benefit teams.

A straight answer

We will tell you within a couple of days whether we can take someone, and if we cannot, why. Every decline is recorded with a reason, and we are happy to share that record.

Evidence, on request

Support plans, risk assessments, safety certificates and housing management records. Ask and we will send them, usually the same day.

Clear charges

Rent and service charges itemised line by line, with the basis of each and our position on Housing Benefit eligibility stated openly rather than buried.

What we need from you

To assess a referral properly, and to place someone safely, we need:

  • A current risk assessment, including any risk to staff or to others
  • The support plan or care plan, and who is providing it
  • Confirmation of the funding route, in writing
  • An emergency contact, and details of any advocate or appointee
  • Anything that affects the person's ability to evacuate a building safely

If information is missing we will ask rather than guess. If something significant is withheld and only comes to light after a placement, it usually ends badly for the person, which is what we are all trying to avoid.

Section 117 aftercare

Where a person is entitled to aftercare under section 117 of the Mental Health Act 1983, we ask the responsible authority to confirm in writing whether the aftercare funds the accommodation as well as the care.

This matters. Where accommodation is funded under section 117, the person must not be asked to contribute and no Housing Benefit claim should be made. We would rather establish that at the start than get it wrong.

Working with support providers

We provide the accommodation and the housing management. Where a separate organisation provides personal care or support, we work alongside them under a written information sharing agreement setting out who tells whom what.

We will share anything affecting a person's ability to sustain their accommodation, and we ask the same in return — particularly any planned change or reduction in support.
